PLANS have been submitted for a nine-storey block of 46 flats in Wharfdale Road which would be a “cohesive addition to the established townscape”.

Primetower Properties has submitted an application for the flats, consisting of seven one-bedroom apartments and 39 two-bedroom apartments.

A design and access statement said: “The proposed development would comprise a split-level building, reflecting the contours extending across the site.

“The scheme provides for 34 car parking spaces, covered cycle parking and refuse storage provided internally.

“The basement is devoted to car parking along with part of the ground floor of the development. The ground floor also comprises cycle parking, a lobby and bin store. Habitable accommodation begins of the first floor.

“Planning permission already exists to erect a six-storey block of student accommodation. The proposed development would increase the scale of development on the site from six storeys to nine storeys, where the ground levels dictate.

“The building is rectangular in shape which is stepped down in scale towards Wharfdale Road, with much of the built form concentrated to the south of the site.

“Following initial pre-application discussions, the building has shifted away from the neighbouring self-storage warehouse facility in order to improve visual amenity for future residents.”

The statement says the “stepped approach” to the design breaks the building up into “discrete elements”.

The main vehicular access to the site, if approved, will be on Wharfdale Road and “wherever possible” materials will be locally sourced.

Developers also claimed the building would support the employment of 142 people.

The report continued: “The HBF Housing Calculator illustrates that the building of 46 homes is estimated to support the employment of 142 people, increased open space, community sports, leisure spending by £37,085.2, generate £37,085.2 towards education spending which could provide up to 17 classroom spaces, generate £554,438 in tax revenue including £51,955.16 in council tax revenue.

“The proposed development will ensure that the quality of the built, natural and historic environment is high, and that the necessary physical, social and green infrastructure are provided to support current needs and future growth and development.

“[The development will] ensure that local people have access to a range of housing types and tenures that meet their needs. A safe town, with healthy and active residents.
