PLANS have been submitted for a new factory and yard space for construction company REIDsteel.
The company is after permission to demolish the existing buildings at the former Peeks Party store and Monkey Madness in Reid Street.
A design and access statement submitted with the application said: “As a consequence of continued expansion REIDsteel are close to outgrowing their current facility, they are operating at the maximum output that the current site can deal with which is limiting future growth and development.
“From an operational perspective the current site also presents significant challenges, it is impossible to completely separate the operational heavy goods traffic from pedestrian routes as workers travel between separate buildings. Large steel components are involved in multiple journeys between processes increasing risk and requiring careful management to ensure high levels of health of safety.
“In order to fulfil the ambitions of the company as a leader in steel construction products REIDsteel recognise the need to consolidate all manufacturing processes under one roof. A new facility will address the issues outlined above. And the new building should also act as a showcase for the products REIDsteel produce.”
The statement said the layout for the new facility is yet to be fully fixed and determined as the company was reviewing its working processes.
It added: “The factory layout sees the main plant area sitting within the central workshop, with the linear processes working from south to north. Large gantry cranes will run the length of the factory.
“Smaller fabrication areas, stores and maintenance are distributed around the remaining internal volume, the final arrangement is still subject to change but based on the required safety margins between spaces, and including for dedicated pedestrian routes between processes we know the footprint area of the manufacturing facility is sufficient to accommodate these.
“The welfare facilities are located between the manufacturing and office buildings, these area central resource for all members of REIDsteel.
“They are sized and arranged to enable breakout, rest, refreshment and also provide sufficient flexibility to be used as a space to carry out staff training and company meetings.
“The office has been planned around the complex connections between different departments and their individual needs.
“Careful consideration of where open plan offices are located verses the smaller cellular private spaces also influenced the layout.
“Above the office a roof terrace provides further external amenity, in a more secluded and private location away from the hustle of the ground floor and the service yard.”
