A retired couple are selling the ultimate ready-made lifestyle - by putting their harbourside home on the market and throwing in their luxury beach hut and motor yacht.
The vendors, who aren't being named, have decided on a 'change of direction' as they enter their senior years and want to move from their quayside home on Christchurch Harbour.
The three bedroom townhouse has its own mooring where the couple keep their 28ft motorboat.
The property is just a short crossing from Mudeford Spit, which is home of the most expensive beach huts in the country.
One of those is a three year old cabin that sleeps six people and comes with a lounge and kitchen area and is owned by the vendors.
As they were looking to off-load all three luxury assets at the same time, they came up with the idea of offering the lot for one price of £1.7m.
Andy Denison, the estate agent selling the unique package, believes the offer will suit a wealthy buyer ready to step into an immediate change of lifestyle.
Mr Denison said: "It is the ultimate lifestyle package. The dream.
"Our vendors are a retired couple who are still active but have decided they want a change in direction in life.
"They are selling their quayside townhouse that has its own 10 metre boat mooring.
"They have their own motor boat which they have had a lot of fun out of. They just thought that they would have had to sell that anyway when they move out of the house so why not include it in the house sale?
"They have had a beach hut at Mudeford Spit for years. They went there a lot with their family but just haven't had much use for it recently.
"So they made the decision to sell that as well and just came up with the idea of packaging the house, the boat and the beach hut together under one all in price.
"Quite often, when we sell a harbourside property to a London buyer they ask at the time where they can buy a boat from. With this sale they won't need to look very far.
"You can picture the ready-made lifestyle the new owners will walk into.
"They can walk out of their home, jump in their boat and set off for the Isle of Wight for some lunch and then stop off for the night at their beach hut and head for home the next day."
The three storey townhouse - that is worth about £1.25m - is arranged over three floors.
There is a study, shower room and utility area on the ground floor along with a sun terrace leading to the boat mooring.
On the first floor is a living room with a dining area and kitchen and another terrace which overlooks the marina basin.
On the second floor there are two double bedrooms, one of which has an en-suite bathroom and a balcony, and a family bathroom.
In the roof space there is another double bedroom.
The 16ft by 10ft beach hut - valued at £400,000 - faces the harbour and has solar panels on the roof that provide electricity to power a fridge and TV and water pump for the sink.

It has a lounge area that can be converted for sleeping and a mezzanine floor level with more sleeping space.
It is double glazed and has patio doors to an elevated decked terrace.
The boat, which is valued at £80,000, is a Windy 28 Ghibli that was launched in 2007. It has been owned by the current owner since new and has been serviced every year.
