A MAJOR industrial business park currently being built next to a new housing development is already attracting interest from traders.

Steel frames have been erected and units already sold at the Churchill Business Park development off Magna Road in Poole, which will eventually see 48 brand new industrial warehouse units available.

The site, located off Provence Drive by the Canford Paddock housing development, was acquired by Fortitudo in February 2022 and suffered a setback when the original contractor, Woodmace, entered administration.

Poole-based Fortitudo then took on the building of the multi-million-pound development itself and expects to begin welcoming businesses by the end of this year.

Chief execuitive Richard Carr told the Echo: “We’ve sold nine units so far and the steel frames are up on the far buildings so it’s all going to plan and we’re very excited about it.

“It’s ideally placed as a business park as you turn right and go across the roundabout and you’re onto the A338, it’s also very close to Wallisdown and Wimborne, so it’s ideally situated.

“It’s interesting, all sorts of people and businesses are looking at the site. There’s printer companies, sporting units, car finishing businesses, it’s a wide spectrum of users who are showing interest.

“If you drive around all the business parks in the area, you rarely see empty business units so there’s obviously a demand there for this sort of product.”

Churchill Business Park units range from 1,501sqft to 22,560sqft and span two floors each. Nine have been sold and several others are under offer consideration.

Outline planning consent was granted for the site in April 2018 by the then Poole Borough Council and was originally to have been called Magna Park.

The site and surrounding area has seen substantial development in recent years, with former green land transformed with hundreds of new homes.

In November last year, construction began on the first phase of a project which will eventually see 695 new homes built on former green belt land just north of the Canford Park and Churchill Business Park developments.
