PLANS have been resubmitted to demolish a house and replace it with three multi-million pound homes.

Developer Fortitudo has lodged the plans for 48 Pearce Avenue in Lilliput, Poole, after withdrawing previous plans following discussions with BCP Council planning officers.

As reported, the developer sought outline planning permission to demolish the current house on the plot and building three homes, each worth more than £9million, on the vacant plot.

But this was met with dozens of objections from neighbours, saying the plans represented an overdevelopment.

The developer also lodged plans that chief executive Richard Carr said would ‘never happen’, to build an additional two storeys on top of the current house, but this proposal was refused by the council.

The latest application references a previously approved proposal from 2008.

“This application proposed demolishing the existing property and erecting three detached houses, and was approved in April 2008,” a design and access statement said.

“Whilst the policy position has changed significantly since permission was granted, it is noteworthy that the principle of redevelopment of the site was accepted.”

Referencing the precious withdrawn application, the statement said: “A planning application for the erection of three detached dwellings of four stories was submitted.

“Following comments from the case officer, the application was withdrawn to allow time to address the concerns raised.

“This application is submitted following amendments to that scheme, which are explained in this statement.”

The new scheme would build one two storey home, and two four storey homes, within the height of previous approved proposals, representing a reduced scale from the withdrawn plans.

The application said the new homes would respect the privacy of neighbours, while in keeping with the area.

The statement said: “The development respects the area’s mixed character and delivers a carefully balanced and attractive development which provides much needed housing through an efficient use of land.”

It added: “It is considered that the scale of the development is appropriate and makes best use of this site, utilising the sea views, whilst not representing an overdevelopment of the site and not creating a materially harmful impact to neighbouring properties.”

Comments on the scheme are welcomed until August 13.
