Permission is being sought to bulldoze the former Westover and Bournemouth Rowing Club premises at West Undercliff promenade.
The application has been submitted by Bournemouth council.
The Westover and Bournemouth Rowing Club were forced to move out of the building - which they had had at a nominal rent for 150 years - last year because the site was being considered for expansion of the Oceanarium.
The club is moving into a new home at Joseph Steps. No application to expand the Oceanarium has yet been submitted.
Councillor Rod Cooper, Cabinet member for Economy, Leisure & Tourism, said: “The work on the former site of the Westover and Bournemouth Rowing Club will help deliver a new all weather family leisure attraction and demonstrates our commitment to improving Bournemouth Seafront.
"By demolishing the current building we are enabling the potential for the Oceanarium to expand into the site and provide a new marine animal attraction.”
